NVM Open House Day Haarlem: Saturday 3 October

Next weekend, Saturday 3 October 2026, NVM runs the 34th Open House Day. From 11:00 to 15:00 you can walk into participating Haarlem sale homes. You do not book a slot. NVM agents open the doors.

When is NVM Open House Day in Haarlem?

Saturday 3 October 2026. Next weekend. Four hours, 11:00 to 15:00. NVM, the Dutch association of estate agents and valuers, runs this viewing day twice a year. This is the 34th. National, across the Netherlands. Haarlem joins when the NVM agent has listed the house. Sunday 4 October is not part of it.

The 14 September 2026 press notes repeat the same hours and date. Only homes for sale with a permanent residential use can join. Holiday cottages stay off the participant list.

The spring edition was Saturday 28 March 2026. NVM then counted about 8,900 homes nationwide and around 52,000 visitors. Haarlem was not in that list of big cities. How many Haarlem doors open on 3 October is not published per city. Houses drop off when they sell in between, or get added late. Check the NVM list again that morning.

How does the day work and what does it cost visitors?

For visitors the day is free. You do not book a slot. You ring, or you walk in if the door is open. The occupants or the NVM agent show the house. NVM says you may visit as many participating homes as you want, inside those four hours.

Treat it as a normal viewing. Check first that the asking price fits your budget. Write down how many rooms you need, and how far you want to sit from work or station. Time is tight. If the first room already feels wrong, walk on. That is NVM tip three.

Sellers join through their NVM agent. The agent lists the house and supplies boards and strips. What the seller pays differs by office. Visitors pay nothing. Questions on price or bids go to the agent, not the person in the doorway.

NVM offices may open that Saturday for housing questions. Which Haarlem office does that is not on a city list. Call your own NVM agent.

How do you know which Haarlem houses are taking part?

NVM has put participating homes online since Thursday 17 September 2026. They carry the blue NVM Open Huizen Dag label. NVM points to their Haarlem list.

NVM does not publish a fixed Haarlem count. The list moves until the morning of 3 October. A house still open on Wednesday can be under offer by Friday. We do not print addresses here that will age out.

Print or save the addresses you want. Note asking price, floor area and energy label. NVM suggests walking the route the evening before, so you already know the street in the dark. In Haarlem a bike between Kleverpark, the centre and Schalkwijk beats a tram hop.

A one-off viewing from an agent on another Saturday sits outside this NVM day. Other hours, other rules. For 3 October keep the NVM label.

How do you walk an NVM route through Haarlem in four hours?

Four hours. NVM says: plan the route first, cluster houses by neighbourhood, and start on time. NVM itself sets no cap. Too many addresses across the whole city means a sprint.

Haarlem Centraal is a short walk from Grote Markt. Bike or transit to the first neighbourhood, then on foot. Parking in the centre is tight on a Saturday that also hosts Vinyl Festival. The Haarlem Highlights walk helps if you want the streets in writing, in the StepQuests app, with no group start.

Bring ID. Some occupants ask who you are. Take shoes off if a note hangs by the door. Photographing interiors is not a right. Ask.

Rain does not stop the day. The houses are indoors. NVM also ran the March edition in mixed weather. A coat in the bike bag is enough. A terrace-house hall fills fast. Come as two or three, not as a birthday party.

What else is on in Haarlem on 3 October?

That Saturday the city is already busy. The Haarlem Vinyl Festival runs 2 to 4 October, with a free record fair on Grote Markt. Expect extra bikes and full terraces between 11:00 and 15:00.

In the evening Disco Night at De Stinkende Emmer sits on the Ramplaan, west side. Start time and price are not on the board. Archikidz builds a city on the moon that day, another crowd, same date.

If you are not buying, and you only want to walk neighbourhoods, the Highlights route stays open. NVM Open House Day ends at 15:00. After that the doors lock again, until you book a real viewing through the NVM agent. Archikidz is that afternoon, Vinyl all day. Plan the houses before 15:00.
